This project transforms a traditional London property through a contemporary double-storey rear extension. The development creates a bright, open-plan kitchen and living area at ground level, with additional bedroom and bathroom accommodation above — significantly enhancing both the functionality and overall value of the home.

MMHM Structures Ltd provided full structural design services, working closely with the client, a property developer, to deliver a robust and cost-effective solution that met the brief for both spatial openness and a high-end, luxurious finish. The design was developed to integrate seamlessly with the existing and proposed new structures while supporting refined architectural detailing throughout.

BEFORE

The structure was engineered to achieve long, uninterrupted spans and open internal layouts while maintaining stability, efficiency, and compliance with current British Standards.

Key structural features include:

  • Foundations –  Reinforced concrete pad foundations and ground beams designed for London clay conditions, efficiently transferring concentrated loads from the steel frame.
 
  • Superstructure – The superstructure utilises a combination of steel sections to achieve wide spans and column-free living spaces. These elements support extended masonry above and tie into the existing first-floor and roof structures to maintain continuity and long-term structural performance.

MMHM Structures’ approach combined technical precision, practicality, and collaboration. Early engagement with the property developer and appointed contractor enabled the team to refine the design for buildability and cost control, without compromising the desired level of finish. Each design element — from framing to foundations — was carefully considered to achieve performance, efficiency, and value in line with the project’s objectives.

This project was delivered to a total of £400,000, reflecting a high-quality residential specification typical of premium property within this region of London.
