This project enhances an existing two-storey home with a rear extension and a loft dormer to maximise space, natural light, and amenity. The extension delivers a modern open-plan living zone with large-glazed openings, while the dormer provides additional accommodation with rooflights and high-quality finishes.
MMHM Structures provided the structural design, tailoring solutions to the site and the client’s needs:
Structural Frame
To achieve large open-plan spaces with minimal inte rnal walls, we designed steel box frames. These work like rigid picture frames, carrying the weight of the building safely while allowing wide openings for glazing.
Floor & Roof Action
Timber joists with decking act together as diaphragms, ensuring that floor and roof loads are transferred efficiently into the steel frames.
Foundations
The building sits on shallow reinforced concrete strip and pad foundations, suited to London clay soil. Because the site had tight boundaries and some steel columns could not sit centrally on standard pad foundations, we introduced steel ground beams
