This project transforms a former single-storey dwelling into a purpose-built residential block comprising six apartments with amenity space and on-site parking.

 

Situated in Wimbledon’s prestigious Coombe Lane area, where detached properties regularly sell for £2 million or more, the scheme is tailored to meet the high standards and expectations of this affluent market.

MMHM Structures provided the structural design for the development. The design strategy included:

  • Structural Frame A masonry and steel hybrid system, with load-bearing walls providing robustness and separation, while steel beams enable open-plan layouts.

  • Floor Construction Timber joists with decking, delivering diaphragm action across each level to transfer horizontal loads into the bracing system.

  • Roof Structure A pitched timber roof supported on ridge beams and rafters, combining lightness with buildability in a suburban context.

  • Foundations The new building is supported on reinforced concrete pad and strip foundations, carefully designed to account for the London clay soil and the influence of nearby trees on ground conditions. This approach avoided the need for expensive deep piling, delivering a cost-effective and robust solution that safeguards the building while keeping the project commercially viable.

  • Stability System Masonry shear walls and discrete steel bracing to resist lateral wind loads and ensure overall stability

This hybrid solution balances technical performance, buildability, and cost control, while supporting the architectural intent for high-quality flats.
