This scheme delivers a significant new-build addition above an existing high-street property. The project introduces two new residential floors plus a roof garden, while retaining the active ground-floor commercial use.
Delivered on a constrained urban site, the design balances planning sensitivities, daylight and overlooking requirements, and the technical challenge of building upwards on an existing foundation system.
MMHM was actively involved in the structural design delivery for the new-build addition including:
Developing a steel frame system to safely carry gravity and lateral wind loads, with vertical bracing to provide stability.
Designing timber floors with decking to act as diaphragms, enabling lateral load transfer into the bracing system.
Assessing the capacity of existing piled foundations to accommodate additional loads, avoiding costly replacement works.
Coordinating structural solutions with architectural requirements for private amenity, roof gardens, and privacy screens.
